Conventional products

A 30-year fixed mortgage is a conventional loan that gives you the comfort of knowing what your monthly payment is going to be month-to-month and is ideal for budgeting purposes. There are many different types of conventional loans, including fixed and variable rate loans with a variety of terms available. We offer the following conventional mortgage loans:

• Fixed rate
• Adjustable rate
• Five- and seven-year balloons
• Jumbo fixed rate
• Jumbo adjustable rate

Reverse mortgages

• Reverse mortgages enable eligible homeowners to access the money they have built up as equity in their homes. They are primarily designed to strengthen senior’s personal and financial independence by providing funds without a monthly payment burden during his or her lifetime in the home. The major eligibility requirements are that the applicant must be at least 60 years of age and own and occupy a home whose mortgage has been paid in full (or with only a very low mortgage balance remaining). 

Government products

• FHA with minimal down payment
  A FHA mortgage is insured by the Federal Housing Administration. The borrower of this loan can finance up to 97.75% of the sale price of a home, because FHA will insure timely repayment of the mortgage. The lending limit in Shasta County for a single-family home is $423,750, as of March 3, 2008.
