Once you’ve selected the type of loan you would like to pursue you will need to obtain financing from Accelerated Mortgage Services.  To obtain financing you will be required to complete a real estate application and sign the appropriate disclosures.  A representative from Accelerated Mortgage Services will assist you in completing the application and disclosures and answering a question you may have regarding the loan application process.  This checklist outlines the important documents and information that are generally required from both the borrower and co-borrower(s) to complete the application.  Your representative may require additional documentation depending on the circumstances of your loan.

Information Generally Required to Complete the Loan Application

  • Social Security Number(s) for all borrowers
  • Hourly, Monthly or Annual income for all borrowers
  • Checking and Savings Accounts where held and estimated balances
  • Stocks, Bonds, Investment and Retirement Accounts where held and estimated balances
  • Autos Owned – the type and date of manufacture and an estimated market value.
  • Business Owned – an estimate of the value of assets owned by the business
  • Creditors - include all private party loans not reported on credit

Documents Needed to complete Loan Application

  1. For Purchase Transactions, a purchase contract signed by the buyer amd seller
  2. Bank Statements for the past 60 days, include all pages
  3. Paystubs for the past 30 days showing year-to-date earing.
  4. Tax Returns – previous 2 years complete personal federal income tax (1040's with all supporting schedules)
  5. Divorce Decree or agreement for an alimony or child support received on a monthly basis
  6. Renters – landlord’s name and address and previous 24 months
  7. Real Estate Owned – a real estate schedule complete with the address of the property, the estimated market value, the mortgage holders name, rent and mortgage payments including taxes and insurance
  8. Gift Letters – if your source of down payment is a gift, a signed letter is needed from the donor to verify that you are no required to repay the funds.
