Once you’ve selected the type of loan you would like to pursue you will need to obtain financing from Accelerated Mortgage Services. To obtain financing you will be required to complete a real estate application and sign the appropriate disclosures. A representative from Accelerated Mortgage Services will assist you in completing the application and disclosures and answering a question you may have regarding the loan application process. This checklist outlines the important documents and information that are generally required from both the borrower and co-borrower(s) to complete the application. Your representative may require additional documentation depending on the circumstances of your loan.
Documents Needed to complete Loan Application
- A purchase contract signed by the buyer and seller if this is a purchase transaction.
- Tax Returns – Previous 2 years complete personal federal income tax returns if you are:
Self-employed
Sub-contractor
All or part of your income comes from commission, partnership or trust income
You own rentals
- Divorce Decree or agreement for an Alimony or Child Support paid on a monthly basis.
- Renters – Landlord’s name and address and previous 24 months rental payment history is needed in some case but not all.
- Real Estate Owner – We’d like to see a real estate schedule complete with the address of the property, the estimated market value, the mortgage holders name, how much is owed, what’s the rent and mortgage payment and how much are taxes and insurance on the property.
- Gift Letters – If your source of down payment is a gift, a signed letter is needed from the donor to verify that you are no required to repay the funds.
Information Generally Required to Complete the Loan Application and Disclosures
- Social Security Number(s)
- Checking and Savings Accounts – Simply write in the rough amount you think you have in all checking and savings accounts. We don’t need account number to start.
- Stocks, Bonds, Investment and Retirement Accounts – Same as checking and savings accounts information.
- Autos Owned – The type and date of manufacture and an estimated market value is all that is needed.
- Business Owned – A rough number for the value including the value of assets owned by the business.
- Creditors - Please list any private party loans on the application but then we take care of the rest by pulling your credit report.
